Retirement village costs

Retirement villages are for independent seniors who want a secure, social environment. There are two pricing models:

Life rights / sectional title

You purchase the right to live in a unit (R500,000–R5,000,000+) and pay a monthly levy (R3,000–R10,000) for security, maintenance, and communal facilities. When you leave, a portion of the sale price is returned to you or your estate - typically 70–90%, depending on the contract.

Rental villages

No upfront purchase - you pay a monthly rental of R5,000–R25,000 that includes accommodation, security, and basic services. More affordable to enter but costs more month-to-month than a life right.

Old age home costs

Old age homes provide full-time residential care including meals, housekeeping, and basic nursing. Costs depend on whether the home is private, NGO-run, or government-subsidised.

R6,000–R12,000
Basic / NGO homes
R12,000–R20,000
Mid-range private homes
R20,000–R30,000+
Premium / boutique homes

Most old age homes include accommodation, three meals daily, laundry, medication management, and social activities in the monthly fee. Compare old age homes in our directory.

Assisted living costs

Assisted living bridges the gap between independent living and full-time care. You get a private unit with targeted help - medication reminders, light housekeeping, meal preparation, or mobility assistance.

Expect to pay R8,000–R18,000/month, depending on how much assistance you need. Costs increase as care needs grow. Browse assisted living facilities.

Frail care costs

Frail care provides 24-hour professional nursing for seniors with significant health needs. It is the most expensive level of residential care because of the intensive staffing required.

R10,000–R15,000
Basic frail care
R15,000–R25,000
Mid-range frail care
R25,000–R35,000+
Premium / high-acuity

Dementia and Alzheimer's care costs

Dementia care is typically the most expensive type of residential care in South Africa. Specialised memory care facilities require higher staff ratios, secure premises to prevent wandering, and staff trained specifically in dementia care techniques.

Expect to pay R12,000–R35,000+ per month. Very few subsidised dementia care options exist. Read our family guide to dementia care for more on what to look for and how to fund it. Browse dementia care facilities.

Subsidised and affordable options

If private care is out of reach, there are subsidised options available for SASSA pensioners and low-income seniors:

  • Subsidised old age homes accept SASSA pension (R2,180/month) as payment - read our full SASSA guide
  • NGO-run and church-affiliated homes often offer reduced rates
  • Some facilities operate on a sliding scale based on income
  • The Department of Social Development (DSD) can assist with placement

How to fund elderly care

Private savings and pension

Most families fund long-term care from retirement savings, living annuities, or pension funds. Financial advisors recommend budgeting for care from age 75 onwards.

Family contributions

Many families split costs between siblings. Have this conversation early - before care is urgently needed - so everyone knows what to expect.

Medical aid

Most medical aids do not cover long-term residential care. Some comprehensive plans cover 14–90 days of frail care per year. Read our medical aid frail care guide.

SASSA Old Age Grant

The SASSA grant (R2,180/month) is accepted at subsidised facilities. It won't cover private care, but it helps. SASSA pensioners guide.

Tax deductions

Medical expenses - including frail care fees - may qualify for tax deductions under Section 18 of the Income Tax Act if paid for a dependant over 65 or a person with a disability.
